Work first commenced in November 2020 and The Victoria Falls Estate development continues to make positive and visible progress, despite the impact of the Covid-19 lockdowns and the worldwide supply chain bottlenecks and shortages, which have negatively impacted product price and availability of key imports, not only in Zimbabwe but also regionally.
Due to the aforementioned delays the Developer has estimated an additional 1-2 months to complete the Works.
Completion date for the entirety of the Estate is now set for Easter 2023, although the Developers will continue to endeavour to meet the target date of December 2022. Visit our Progress page for the latest updates.
Ground Floor units in The Yard will not be permitted to have a permanent in-ground pool feature. However, building plans are approved for the construction of swimming pools for both CONTOURS and NARINA and clients may order this additional feature from the Developer on application, or alternatively, purchase the pool plans for owner builder construction upon completion of the Developer’s Works.
Pools come as standard in the DRIFTWOOD complex.
The Standard Design for Narina and Driftwood clusters include Ceiling Fans in selected rooms.
Air Conditioning is not included as standard. However, the Developer has in partnership with a local supplier, considered and tested through implementation on each unit type, the optimum placement and installation of air conditioning units for each property, to maximise efficacy and best aesthetic. To install air conditioning in your property, please contact our preferred partner supplier.
The main DB board in all units is wired to accommodate a power inverter and conduit into the ceiling for solar panels is supplied.
A Solar ready water geyser with electrical back up is mounted in the ceiling void and Owners may fit further panels if desired.
All units come standard with a built -in stove with gas hob and electric oven.

Yes, title deeds are available. All 94 units are on sectional title on the same title deed.
Clients may approach their financial providers for mortgages which security may be placed on the specific Victoria Falls Estate Landshare Title Deed to finance the purchase of a property. Such mortgages will be registered simultaneously with the Transfer of Title by the Legal Practitioners Connolly & Hofmeyr, with the proceeds therefore being payable to the Developer for the completion of the unit. Eligibility of a client for a mortgage will be dependent on the mortgage providers assessment.
No transfer fees are not included in the selling price. Please contact the representative on the Contact page to find out transfer fees for any particular unit.
Transfer to Title should proceed within 4-6 weeks after completion of full payment including payment of Transfer to Title Fees. Connolly & Hofmeyr are the Developer’s appointed conveyancing attorneys.
Each Property will have its own rates account with the Victoria Falls City Council. A Purchaser’s liability for Rates will commence on the earlier of Transfer of Title or the completion of works on the unit by the Developer, such that it is ready for Occupation.
Purchasers will be liable for Levies to the Home Owners Association of Victoria Falls Estate, to be formed. The Home Owners Association budget and Levies will be agreed and set by the Managing Agents in consultation with the Owners on the formation of the Home Owners Association when the Estate is ready for Occupation.
Permission to operate your property as an AirBnB or other temporary or vacation letting operation, will be guided by the policies and procedures as established by the Home Owners Association and the business and tourist licensing and health and safety requirements of the various regulatory authorities, as amended from time to time.
